Overview

A kitchen is the only room in the house where every trade overlaps. The contractor coordinating them matters more than any single finish you pick.

A typical South Florida kitchen remodel touches plumbing, electrical, HVAC, structural (load-bearing walls, soffit removal), cabinetry, stone, tile, drywall, paint, lighting, appliances, and almost always the exterior window over the sink. When one general contractor is sequencing all of that, you get a four- to six-week project that ends on time. When five separate vendors are coordinating it themselves, you get a ten-week project with cabinets that don't fit because no one re-measured after the wall came down.

Modern Window Solutions runs kitchens the same way we run our window jobs: in-house project manager, fixed schedule, line-item quote, real lead-time tracking on cabinets and counters, and a single point of contact who answers the phone. Because we're already permitted as a Florida contractor doing structural and exterior envelope work, the soffit-removal, wall-opening, and new window-over-the-sink are not separate sub-jobs, they're part of the same scope.

We work in two cabinet tiers: semi-custom (lead time 5 to 7 weeks, full overlay, plywood box, soft-close standard) and fully custom shop-built (lead time 9 to 12 weeks, any door style, any size, any finish, built locally in Broward). Stone tops are templated after cabinets are set, fabricated in 7 to 10 days, and installed with the plumber present so faucet and disposal are connected the same day.

Scope & Materials

What we include, and what we don't paper over.

Cabinetry: semi-custom plywood-box lines (KCMA-certified, soft-close hardware standard) or fully-custom shop-built locally in Broward. Door styles from flat-slab modern to inset shaker, any paint or stain.

Counters: quartz (Caesarstone, Cambria, Silestone), natural stone (granite, quartzite, marble), and porcelain slab. We template after cabinets are installed, never from cabinet drawings.

Tile & backsplash: we source from local fabricators we trust on lead time. Layout dry-laid before any tile goes on the wall.

Lighting & electrical: licensed sub-electrician, dedicated circuits per code for fridge / disposal / microwave / dishwasher, under-cabinet LED, and a real lighting plan rather than a recessed-can grid.

Window over the sink: almost every kitchen we do gets the existing window upgraded to impact-rated. Different glass package than the rest of the house, usually low-iron for the clearest view to the back yard.

    Cabinet elevations, electrical plan, and a fully line-item quote. No allowances we can avoid pricing.

    Permits & order

    We pull the building permit, finalize selections, and place cabinet and stone orders the same week.

    Demo & build

    Demo, rough plumbing/electrical, drywall, paint, cabinet install, counter template/install, tile, lighting, appliance set.

    Punch & sign-off

    Final inspection, full walk-through, punch list closed before the last payment.
