Hallandale Beach is the most coastal-aggressive environment we work in. The city straddles the barrier island and the mainland, salt-air corrosion is a real engineering concern on every job, and a meaningful share of our work is in high-rise oceanfront condos where the wind loads at the 14th floor are an order of magnitude higher than they are on a single-family in Hollywood Hills. None of that is academic, we spec different products, different hardware finishes, and different anchor patterns for Hallandale than we do four miles inland.

Golden Isles is the single-family heart of the city, finger-canal waterfront homes, mostly 1960s, 80s CBS, with sliders facing the dock that take direct wind off the Atlantic. We spec PGT WinGuard aluminum with marine-grade hardware (not the standard chrome) and a higher design pressure than the same opening would need on a non-coastal job. Three Islands is condo-dominated, mid-rise and high-rise associations where the building's master spec dictates frame color, glass tint, and (often) manufacturer. We work in most of the Three Islands buildings every year and keep their approved specs on file.

The Hallandale Beach Department of Sustainable Development runs the permit process. Their reviewers are thorough on coastal anchoring details, they'll flag any anchor pattern that doesn't match the NOA exactly, and they expect a sealed engineering letter for any opening size or design pressure that falls outside the standard NOA tables.
