Repair
Window & Door Repair. Most Fixed in a Single Visit.
Stuck sliders, dropped balances, failed seals, broken locks, foggy glass. We carry the parts. We show up when we said we would.

Overview
The fastest, cheapest, and least-disruptive fix for a 'broken' window is almost always a repair, not a replacement.
A 10-year-old impact slider that won't roll smoothly does not need a $9,000 replacement. It needs $180 in new tandem rollers and a track straightening. A double-hung that crashes down on your fingers needs a $40 balance, not a new sash. A foggy IGU needs a glass swap, not a new frame. The shops that quote a full replacement on every service call are quoting commission, not engineering.
Modern Window Solutions runs a real repair desk because we're a local company that wants to be the company you call again in five years. We answer the phone, dispatch a tech with the parts on the truck, and most visits are over in under 90 minutes. When a repair genuinely doesn't make sense, say a 1980s aluminum frame that's failed three times in two years, we'll tell you, quote the replacement honestly, and credit the diagnostic toward the new job.
We service both impact and non-impact units, every major South Florida brand (PGT, CGI, ES Windows, Eagle, Andersen, Pella, MI), and most legacy brands that haven't existed for 20 years. If there's a sticker on the frame, we can almost certainly source the part.
What We Repair
Hardware, glass, and the things that bind, leak, or won't lock.
Sliding door rollers & tracks: tandem-roller replacement, track straightening, track caps, foot-bolts, and complete handle/lock kit swaps. The #1 service call we get, a 12-foot slider that took two hands to move suddenly glides with a finger.
Single-hung & double-hung balances: spring-balance and constant-force coil replacements, balance shoes, sash locks, tilt latches, and weatherstripping. The most common sizes are on the truck.
Casement & awning operators: crank handles, scissor arms, hinges, multi-point lock conversions, and operator gearbox replacements.
Failed IGU seals (foggy glass): sealed insulated units lose their argon and the desiccant saturates, that's the cloudy or rainbow look between the panes. We measure and order replacement IGUs (laminated or tempered as required by code), then swap them into the existing frame. Frame stays; only the glass changes.
Locks, latches, and weatherstripping: multi-point lock kits on impact doors, deadbolt and handle re-keys to match your home, gasket and bulb-seal replacement, and threshold sweeps.
What we don't do: warranty work on a unit you bought from someone else when the manufacturer requires the selling dealer. We'll tell you that up front so you don't spend a service-call fee on something we can't legally touch.
Our Process
Five steps. No surprises.
- 01
Tell us what's wrong
Phone or web form, describe the symptom, send a photo. We'll quote a service-call window the same day.
- 02
Scheduled visit
We give you a 2-hour arrival window, not an 8-hour 'anytime today'. Tech texts on the way.
- 03
Diagnose & quote
On-site diagnostic with a flat repair quote before any work starts. You decide whether to repair, defer, or replace.
- 04
Repair on the spot
Most parts are on the truck. Foggy-glass IGUs are measured for a return visit, usually 7 to 10 days later.
- 05
Test & document
We cycle every moving part, photograph the finished work, and email you a service record for your file or your insurance carrier.
