Why South Florida Demands Impact

Doors are where most South Florida homes fail in a storm. They're also where the building code is the least forgiving.

An impact door is the same physics as an impact window, scaled up to a much bigger opening with much higher loads. The frame is heavier, usually a multi-chambered extruded aluminum with reinforced corners and a steel-jamb anchor pattern that's been engineered for the specific opening size. The glazing is laminated and tested to the same HVHZ large-missile spec, but the door itself also has to pass forced-entry, cyclic operation, and water infiltration tests on top of the impact rating. That's why a 12-foot sliding glass door priced at $9,000 and a "look-alike" priced at $4,500 are not actually the same product. One has an NOA. The other has a brochure.

Who needs them? Every South Florida home with a sliding glass door to the pool, every French door to a porch, every single front entry door with sidelights or a transom. If your patio sliders date from before 2002, they almost certainly are not impact rated, and they are the single largest failure point in your envelope. A 9-foot wall of glass losing pressure-equalization during a Category 3 is what blows the roof off the back of the house. The door is the priority.

South Florida is the only HVHZ region in the country, covering all of Miami-Dade and Broward. Door systems sold inside the zone must carry a current Miami-Dade NOA, must meet large-missile impact, must meet cyclic pressure loading at the engineered design pressure for the opening, and, for entry doors, must meet ASTM forced-entry. Inspectors verify the NOA sticker on every leaf before signing off. We will not quote, sell, or install a door that doesn't carry a current NOA, and we don't take shortcuts on the buck prep that the NOA requires.

Broward vs Miami-Dade matters more on doors than it does on windows, mostly because of HOA review. A high-rise in Aventura or Sunny Isles will dictate frame color, glass tint, handle finish, and threshold style, sometimes even the manufacturer, and your association architectural-review packet has to match the building's approved drawings. We've installed in most of the major buildings along the coast and keep their current spec sheets on file, which is usually 2 to 3 weeks off the front of your project.

A quick note on thresholds and water performance: South Florida doors don't just have to survive a hurricane, they have to survive an everyday afternoon thunderstorm with horizontal rain. We spec doors with the higher water-infiltration rating (DP50+ on coastal jobs), and we pair the threshold with a properly sloped sub-sill pan and weep system. The NOA tells the inspector how the door performs; the install detail is what keeps your floors dry in August.

Typical timeline from signed contract to final county inspection: 6 to 10 weeks. Doors run 1 to 2 weeks longer than windows on average because hardware kits ship separately and HOA review on patio sliders adds calendar time.

    Measure & written quote

    Final field measurements are turned around in 2 to 3 business days as a line-item written quote: product, glass package, frame color, install labor, stucco/drywall repair, and disposal, all itemized so you can compare apples to apples.

    We pull the permits

    Modern Window Solutions pulls Broward or Miami-Dade building permits in our license, including HOA submittals when needed. You sign once; we handle the rest of the paperwork with the city.

  4. 04

    Installation

    Our W-9 crews, not subcontracted day-labor, remove the old units, prep the buck, install per the NOA, and re-stucco or re-trim every opening. Drop cloths inside, daily clean-up, and we live in the area, so we're easy to reach during the job.

  5. 05

    County inspection & final walkthrough

    We schedule the county inspector, meet them on site, and then walk every opening with you. Lock function, screen fit, weep holes, caulking, nothing closes out until you sign off.

Most quotes within 48 hours

For the wind-mitigation discount, every glazed opening in the envelope, windows AND doors, has to be HVHZ impact rated to get full credit. A house with new impact windows but original sliders does not qualify for the opening-protection discount. The carrier prices the opening protection on the weakest opening, not the average. Upgrading the doors is usually what unlocks the rest of the savings you already paid for on the window job.

On Florida statute 627.0629, the line-item discount for verified opening protection is the single biggest mitigation credit available to a homeowner, bigger than roof shape, bigger than secondary water resistance. We've watched clients drop $1,800, $3,200 a year off their premium after a slider and front-door upgrade alone, with the bigger numbers going to homes east of US-1 and on barrier islands.

Citizens Insurance specifically penalizes incomplete opening protection. If you're trying to get off Citizens and into a private-market policy, closing the door gap on your wind-mit form is usually the deciding factor. We'll provide every NOA, product approval sheet, and stamped inspection record your agent and inspector need to update the OIR-B1-1802 form.
