Fort Lauderdale is a different rhythm from the rest of Broward, older housing stock east of US-1, a waterway on nearly every block, and a homeowner base that's mostly already lived through one hurricane and isn't interested in shutters anymore. Coral Ridge and Coral Ridge Country Club are larger ranch and split-level homes from the late 60s, with the wide sliders that need to come out and go back as 3-panel or 4-panel impact units. Rio Vista and the Las Olas Isles are waterfront, every job there is salt-air spec, every job has a dock to coordinate around, and most have an HOA or homeowner architectural-review packet to clear before we can pull permit.

Fort Lauderdale Building Services has its own permit portal and its own rhythm, typically a 10 to 18 day residential window permit timeline, slightly longer than Hollywood's. We've been pulling permits in their system for years, know which reviewer flags what, and submit clean packages with the NOA, product approval sheet, and install drawings up front so reviews don't get bounced.
