Miramar is one of the youngest housing inventories we work in, most of the homes we touch were built between 1998 and 2008 in master-planned communities west of Flamingo Road. The original builder-grade windows in that stock are now hitting the end of their useful service life: failed balances, fogged IGUs, worn weatherstripping, and rollers that no longer hold up to a 12-foot pool slider. Combined with insurance carriers pushing for documented HVHZ compliance, that's making Miramar one of our busiest retrofit zip codes.

Silver Falls and Vizcaya are two of the bigger gated communities, large lots, upgraded sliders, and HOAs that care about how the new frames look from the street. Sunset Lakes and Riviera Isles are similar but with more two-story floor plans, which means a lift truck on most install days. Huntington and Monarch Lakes are tighter-footprint communities where the install is fast but the HOA architectural review is the gating item, we submit those packets the day the contract is signed so we're not waiting on it later.

The Miramar Building Division runs a straightforward online permit submittal, most residential impact permits clear in 7 to 12 days with a complete NOA package, and inspectors are responsive on scheduling. We pull every permit in our license and meet the inspector on site for the final.
