Aventura is overwhelmingly a vertical city. The vast majority of our work here is in mid- and high-rise condo associations, the big Williams Island towers, the Turnberry buildings, Point East, and the waterfront associations along the intracoastal. That changes essentially everything about a project: the product approval has to match the building's master spec, the install crew has to coordinate freight and elevator reservations with property management, and the work has to happen on the schedule the building allows (typically 9 AM to 4 PM, no weekends, no loud demo before 10).

Williams Island and Turnberry Isle buildings have detailed approved-vendor lists and specific frame/glass packages we work with regularly, we keep their current architectural review specs on file. Aventura Lakes and The Waterways are mostly townhomes and lower-rise associations where the install is more conventional but the HOA architectural-review packet still gates the permit. Hidden Bay and Point East are the high-volume mid-rise associations where we've often done multiple units in the same building over a season.

Aventura's Community Development department handles permits, efficient online portal, predictable review queue. The bigger gating item on condo work is almost always the association: their architectural review, their certificate-of-insurance requirements, and their work-hour and elevator-protection rules. We submit both packets in parallel and coordinate move-in logistics with the property manager before the truck leaves the shop.

What Aventura Community Development expects.

Miami-Dade enforces the strictest impact requirements in the country. Every glazed opening in Aventura must carry a current Miami-Dade NOA, the Notice of Acceptance issued by the Miami-Dade Building Code Compliance Office for that specific product, in that specific configuration, at that specific design pressure. Inspectors verify the NOA number on every unit at final.

Condo-specific items: most associations require a signed letter approving the work, COI naming the association as additional insured, a unit-protection plan for hallways and elevators, and a designated work window (often 9 to 4, weekdays only). We carry the standard $2M liability and handle all of the above as part of the standard scope.
