Overview
Floor failures in South Florida almost never come from the floor. They come from what's under it.
Tile that pops, plank that telegraphs every slab crack, hollow spots underfoot, grout that won't stay sealed, every one of these failures traces back to slab prep. South Florida slabs are rarely flat to current tile-industry tolerances (1/8" in 10 feet for large-format porcelain), they're rarely dry enough for wood without a tested moisture barrier, and they almost always need crack-isolation membrane in at least a few places. Skipping any of those is how you get a $14,000 floor that's noisy at year two and cracked at year four.
Modern Window Solutions preps every slab before any flooring material is opened: moisture-test the slab (ASTM F2170 RH probes for wood, F1869 calcium chloride for tile), grind high spots, self-leveling underlayment to bring the slab to flatness tolerance, crack-isolation membrane over any visible slab cracks, and the manufacturer-specified bond coat. Then the floor goes down.
We install large-format porcelain (24x48 and up, the dominant South Florida flooring choice), wood-look porcelain plank, engineered hardwood (with proper moisture barrier on slab), and high-end luxury vinyl plank. We don't install carpet, sheet vinyl, or pre-finished solid hardwood over concrete, none of those are appropriate for our climate and slab conditions.
Materials & Prep
What we install and how we set it.
Large-format porcelain: 24x48, 32x32, and larger. Requires extra-flat slab and back-buttering on every tile. We use medium-bed mortar and a leveling-clip system to eliminate lippage between tiles.
Wood-look porcelain plank: the most common Broward and Miami-Dade flooring choice for good reason, looks like wood, performs like tile in our humidity. We install with a 1/3 offset pattern (not 50%) to minimize visible bow.
Engineered hardwood over slab: requires a tested-and-passed slab moisture reading and a manufacturer-approved moisture barrier (either a sheet barrier or a 2-in-1 moisture-isolation adhesive). Glue-down is the only correct method on slab in our climate, floating engineered floors over slab will fail.
Luxury vinyl plank (LVP): a sound choice for budget-sensitive jobs, kids' rooms, and beach-condo rentals. We install rigid-core SPC product only, the foam-core LVP product available at home stores doesn't hold up to point loads from furniture.

Demo existing, grind, level, moisture-test, crack-isolate. Half the labor on a good floor install is here.

Set & grout
Tile or plank installed in the agreed pattern, grouted (tile) or sealed at seams (wood), then trim, base, and transitions.

Full clean, grout-seal applied, manufacturer warranty registered, and care instructions left with you.
